RECOMMENDATION
1) Accept public improvements as complete for Tract Map No. 20167; 2) authorize release of the performance bond and initiate the warranty bond; and 3) authorize the City Manager to execute the necessary documents on behalf of the City.

There are sufficient funds included in the City's Operating Budget to support the ongoing maintenance activities related to the public improvements being accepted.

BACKGROUND
On August 5, 2019, the Planning Commission approved Chino Preserve Development Corporation's application for Master Site Approval and Tentative Tract Map No. 20164, consisting of an "A" Level Master Plan and subdivision of a 54.78 adjusted gross acre project site for conveyance purposes and the future development of 388 residential units within the Low Density Residential (LDR) land use designation. The project site is generally located south of Market Street, west of Hellman Avenue, north of Legacy Park Street, and east of Discovery Park Avenue within what is commonly referred to as the Block 4 area of The Preserve Specific Plan, as depicted in Exhibit A.
