RECOMMENDATION
1) Accept public improvements as complete for Tract Map No. 20170; 2) authorize release of the performance bond and initiate the warranty bond; and 3) authorize the City Manager to execute the necessary documents on behalf of the City.

There are sufficient funds included in the City's Operating Budget to support the ongoing maintenance activities related to the public improvements being accepted.

BACKGROUND
On August 5, 2019, the Planning Commission approved Chino Preserve Development Corporation's applications for PL18-0010 (Master Site Approval) and PL18-0011 (Tentative Tract Map No. 20161), an "A" level subdivision for conveyance purposes and the master plan authorizing up to 494 residential units (the Van Vliet Project). An "A" level subdivision functions as the master-level map for a project, establishing the overall planning areas, circulation network, and development framework, and allowing future "B" level tentative tract maps to be processed consistent with the approved master plan. The Van Vliet Project is generally located south of Bickmore Avenue, north of Pine Avenue, west of Rincon Meadows, and east of future Mayhew Avenue (Exhibit A).
