RECOMMENDATION
1) Accept public improvements as complete for Tract Map No. 20164; 2) authorize release of the performance bond and initiate the warranty bond; and 3) authorize the City Manager to execute the necessary documents on behalf of the City.

There are sufficient funds included in the City’s Operating Budget to support the ongoing maintenance activities related to the public improvements being accepted.

On August 5, 2019, the Planning Commission approved Chino Preserve Development Corporation’s application for PL18-0012 (Master Site Approval) and PL18-0013 (Tentative Tract Map No. 20164) an “A” level master plan and subdivision for conveyance purposes of a 54.78 gross acre (55.86 adjusted gross acres) project site for the development of 388 residential units at an overall density of 6.95 dwelling units per acre in the LDR (Low Density Residential) land use designation. This project is generally located south of Pine Avenue, west of Hellman Avenue, and north and east of Chino Corona Road for what is known as the South of Pine area in The Preserve Specific Plan (Exhibit 1).
