BACKGROUND
On July 17, 2025, the Planning Commission approved the developer's application, submitted by PLC Communities, to subdivide the property located at 14022 Cypress Avenue, on the northwest corner of Edison Avenue and Cypress Avenue, into two numbered parcels and one lettered parcel for conveyance purposes within the East Chino Specific Plan area (Exhibit A). The subdivision is intended to establish separate legal parcels that may be individually conveyed, transferred, sold, financed, or held under separate ownership in the future. Approval of the Parcel Map provides the legal framework for future property transactions and potential development activities but does not, by itself, authorize construction or development beyond existing entitlements.
Parcel 1, consisting of approximately 2.84 acres, is intended to be developed in conjunction with an existing adjacent parcel to the north as part of a future 55-lot single-family residential development. Fut...
