RECOMMENDATION
1) Accept public improvements as complete for Administrative Approval PL18-0106; 2) authorize release of the performance bond and initiate the warranty bond; and 3) authorize the City Manager to execute the necessary documents on behalf of the City.

There are sufficient funds included in the City's Operating Budget to support the ongoing maintenance activities related to the public improvements being accepted.

BACKGROUND
On February 19, 2021, the Development Services Department administratively approved an application submitted by Dunbar Holdings Chino, LLC for the property located at 3415 Chino Avenue. The approval authorized the construction of a 2,907-square-foot expansion to the existing veterinary hospital (Exhibit A).
The Engineering Conditions of Approval ("COA") for PL18-0106 required the developer to design and construct certain public improvements along the property frontage on Chino Avenue including, but not limited to, sidewalk, curb and gutter, asphalt concrete overlay, a streetlight, parkway landscaping, and driveway approaches.
